Serving Annapolis since 1947
Plumber in Annapolis, MD
We've worked on Annapolis plumbing since 1947 — from the historic district's colonial-era rowhouses to the newer developments off Riva Road. Our shop is on Taylor Avenue, which means we're minutes from most of the city.
Heidler, Inc. is an Annapolis company. Not a regional chain with an Annapolis phone number — our shop has been at 208 Taylor Avenue for decades, and three generations of the Heidler family have worked on this city's plumbing. That matters more here than in most places, because Annapolis is not one housing stock. It's at least four.
The historic district downtown has buildings older than the state of Maryland, with plumbing that has been retrofitted through several eras of code. Eastport across Spa Creek is a mix of working waterfront cottages and expensive rebuilds. Parole and the Riva Road corridor are dominated by 1960s–80s subdivisions now hitting repipe age. And the newer developments toward Crownsville are slab-on-grade construction with an entirely different failure profile. A plumber who treats all four the same will misdiagnose at least three of them.

The Historic District: Old Pipe, Tight Access, Real Constraints
Downtown Annapolis presents problems you simply don't find in newer construction. Many properties still have clay or cast iron sewer laterals running under brick sidewalks and narrow alleys, often shared across property lines in ways that aren't reflected on any drawing. Excavating blind here is expensive and sometimes not permitted at all.
That's why we camera every historic-district sewer line before recommending anything. Trenchless methods — lining or bursting — are frequently the only sensible option when the run passes beneath a brick walk or a mature street tree the city won't let anyone touch. Interior work brings its own constraints: original plaster, uneven framing, and supply lines that have been spliced across four different materials over a century.
Water Near the Water: Eastport, Murray Hill and the Creeks
Annapolis properties close to Spa Creek, Back Creek and the Severn sit near the water table. Basements and crawl spaces in these neighborhoods depend on sump pumps far more than homes a mile inland, and a pump that fails during a nor'easter causes damage measured in tens of thousands.
We test sump systems as a matter of course on any call in these areas, and we'd rather tell you a six-year-old pump is near end of life in September than meet you at 3 a.m. in March. Backflow protection matters more here too — low-lying fixtures are the first to see sewage when a main surcharges during heavy rain.
Anne Arundel County Water and What It Does to Your Fixtures
Most of Annapolis proper is on county-supplied water, treated by the Anne Arundel County Department of Public Works and meeting EPA standards. What it doesn't remove is a chlorine taste that many households find unpleasant, and a mineral content firm enough to leave scale in water heaters and shorten fixture life.
Those are comfort and longevity problems rather than safety problems, and they're solved with the right filtration or softening rather than a whole-house overhaul. We test before recommending anything, because the correct system depends entirely on what's actually in your water.

Annapolis Plumbing Questions
- Do I need a permit for plumbing work in Annapolis?
- For most work beyond a like-for-like fixture swap, yes — and in the historic district there can be additional review on top of the standard Anne Arundel County permit. We handle permitting as part of the job rather than leaving it to you.
- How fast can you get to me in Annapolis?
- Our shop is at 208 Taylor Avenue, so most of the city is a short drive. We offer same-day service for most calls and put genuine emergencies at the front of the schedule — call (410) 268-7191 and we will tell you honestly when we can be there.
- Is Annapolis water hard?
- Hard enough to leave scale in water heaters and on fixtures, though it varies by neighborhood and whether you're on county water or a well. We test rather than guess, because the right treatment depends on your specific results.
- My house is downtown and very old. Can you work on it?
- Yes — it's a large part of what we do. We've worked on Annapolis' oldest housing stock for decades, including properties where the supply lines cross four different materials and the sewer lateral runs under a brick sidewalk.
