Arnold is one of the more varied service areas we cover. The older sections off College Parkway and toward Broadneck are dominated by 1950s–70s homes with the plumbing you'd expect of that era: galvanized supply that has narrowed with corrosion, cast iron drains, and water heaters that have been replaced once and are due again. Meanwhile the newer developments have modern PEX and tankless systems that need a completely different kind of attention.

That variety is why we don't lead with a recommendation. We look at what's actually in your house first — material, age, condition, pressure — and the answer follows from that rather than from whatever we happened to install down the street last week.

Peninsula Geography and What It Means for Your Plumbing

Arnold sits between two tidal waterways, and properties toward the Magothy or Severn shorelines sit closer to the water table than the ridge along College Parkway. Those low-lying properties depend on sump pumps and are more prone to groundwater pressure against foundation penetrations.

Homes further inland have the opposite profile — deeper, drier basements where the more common issue is an aging main line rather than water intrusion. Knowing which side of that line your property falls on changes what we check first on any call.

Mid-Century Housing Stock Hitting Repipe Age

A large share of Arnold homes were built in an era when galvanized steel supply pipe was standard. Galvanized corrodes inward: the pipe looks fine from outside while the bore narrows year after year until shower pressure drops noticeably. By the time most homeowners call, the restriction is well advanced.

Where we find galvanized or, worse, polybutylene, we recommend replacement rather than patch repairs — the money spent chasing individual leaks in a failing system is money wasted. Copper and PEX are both good answers, and we'll walk you through the trade-offs for your specific house.

Arnold Plumbing Questions

How do I know if my Arnold home has galvanized pipe?
Look at the exposed supply lines in the basement or crawl space — galvanized is dull grey steel, threaded at the joints, and often shows rust staining. If you're seeing weak shower pressure alongside it, the bore has narrowed and replacement is the durable fix.
Do I need a sump pump in Arnold?
It depends where on the peninsula you sit. Properties toward the Magothy or Severn shorelines sit near the water table and generally do; homes on the higher ground along College Parkway often don't. We'll tell you honestly which applies to your house.
How quickly can you reach Arnold?
Quickly — Arnold is a short drive from our shop at 208 Taylor Avenue in Annapolis. Same-day service is available for most calls, and emergencies go to the front of the schedule.
