Commercial Excavation in Annapolis, MD
For a business, the buried pipe isn't the expensive part — the closed doors are. Heidler works commercial sewer, water, and drain excavation around your hours, with the diagnosis done before anyone touches the parking lot.
Buried Repairs Without Closing the Business
A restaurant that can't run its dish pit is closed. A medical office with a backed-up lateral is cancelling appointments. A multi-tenant building with a failed water service has every tenant calling the property manager at once. Commercial excavation is rarely about the pipe being harder — it's about the cost of the hours the work takes, and that's what should drive how the job is planned.
So we plan it around the business. That means diagnosing thoroughly before anything opens — camera inspection to establish exactly what failed and where — and then scheduling the disruptive portion for the hours that hurt least, whether that's overnight for a restaurant or a weekend for an office. It also means being straight about which parts genuinely can't be compressed: permitting, the utility notification window, and inspection before backfill.
The work itself covers the same buried systems as residential, at commercial scale and complexity: sewer laterals, water service lines, grease-laden kitchen drainage, and the drain runs under parking areas and loading zones. Everything above ground — fixtures, backflow, water heating, ongoing service — sits on our commercial plumbing page.

Parking Lots, Permits, and Property Managers
Commercial sites bring surfaces residential ones don't: asphalt lots, concrete pads, loading aprons, and sidewalks that are often in the county right-of-way. Cutting and restoring those is a real line item, not an afterthought, and it belongs in the quote up front. Where the work reaches the right-of-way, an Anne Arundel County right-of-way permit covers the street or utility cut, and we pull it rather than discovering it mid-job.
We're also used to working through property managers and building owners rather than the person who noticed the problem. That means documentation you can forward, a clear scope, and a flat-rate number quoted before the work starts — so the approval chain has something real to approve instead of a range that moves once the ground is open.

When to Call for Commercial Excavation
Recurring Backups in a Commercial Kitchen
UrgentA line that needs clearing on a schedule isn't being maintained, it's failing. In a kitchen the next backup tends to arrive during service.
Standing Water or Sinkholes in the Lot
UrgentDepressions or persistent wet patches in asphalt usually mean a line beneath is leaking and washing out the base — a trip hazard and a liability before it's a plumbing bill.
Unexplained Jump in Water Usage
On a commercial meter a buried service leak can run a long time before anyone notices. The bill is usually the first evidence.
Tenants Reporting the Same Problem
When complaints cluster across units rather than in one space, the fault is typically in the shared buried line rather than in any tenant's plumbing.

Permits and Utility Notification
We pull the plumbing and right-of-way permits the job needs and file the Miss Utility ticket before any surface is cut.

We open the smallest area the repair allows, replace and test, then restore asphalt or concrete and get the site back in service.

Questions?
Commercial Excavation FAQs
Can the work be done outside business hours?
Generally yes, and for restaurants and retail it usually should be. We schedule the disruptive portion — the excavation and the shutdown — for whichever window costs you least. What can't move is the permitting and the utility notification window, so the earlier we start that clock, the more flexibility you get on the rest.
How long will our parking lot be out of use?
That depends on the size of the cut and the restoration involved, and we'll give you the specific answer for your site rather than a generic one. We size the opening to the repair, and where partial access can be kept open safely we plan the work to preserve it.
Who's responsible for the line under the parking lot?
On commercial property the buried lines serving the building are typically the owner's responsibility up to the public connection, but leases and shared-access arrangements complicate that regularly. If you're a tenant, this is worth establishing with the owner before the work rather than after the invoice.
Do you handle grease-related sewer failures?
Yes. Grease-laden kitchen lines are among the most common commercial failures we see, and a line that's been clearing on a schedule for years is often closer to needing replacement than anyone expects. The camera tells us whether you're looking at cleaning, a repair, or a run that's genuinely finished.
Can you work with our property manager or GC?
Routinely. We're comfortable coordinating with property managers, owners, and general contractors, and we provide the documentation and flat-rate scope that approval chains need. See [commercial plumbing](/commercial-plumbing) for the above-ground side of what we handle for businesses.
